What It Costs
Monthly management fee
A percentage of collected rent, typically 8–10%. If the property is vacant and no rent is collected, you don’t pay a management fee.
Leasing fee
A one-time fee when we place a new tenant. Covers marketing, showings, screening, and lease execution. Typically 50–75% of one month’s rent.
Maintenance
You pay the actual vendor cost. We don’t mark up repairs. Our volume with local contractors means you’re already getting better pricing than retail.
